Kardan N.V. (Kardan) announces that its real estate subsidiary GTC Real Estate N.V (GTC RE) will develop its first shopping mall in Chengdu, China. GTC RE won, in a 75%/25% partnership with its local partner Lucky Hope, the ownership of the 20,000 sq.m. new development site through an auction.

The project is located in Chengdu, a major city in the West of China, the capital of Sichuan Province. The location of the site is in the southern part of the city in the newly-developed Hi-tech district, a mid- to upper class area, off a main road connecting downtown Chengdu with this new district. The site is surrounded by 4 mega stores; IKEA, Auchan, Decathlon and Fusen, a large Chinese furniture chain store. These 4 stores are either already operational or will be by the end of this year.
On the site, GTC RE plans to develop a 40,000 sq.m. shopping mall over the next 3 years.

The consideration for the land is approximately EUR 25.8 million. The total investment in the project is estimated at approximately EUR 57 million.
This will be GTC RE’s first developed shopping mall in China and its first development in Chengdu, the third Chinese city in which GTC RE established operations.

Elad, ZEG in 2nd joint Chinese real estate venture

The companies predict $460 million proceeds from a residential and commercial project to be built in Shenyang.

Elad Far East, a subsidiary of Elad Properties, owned by Yitzhak Tshuva, and ZEG Investments have set up a joint venture, owned in equal shares, to build a $150 million residential and commercial project in Shenyang (Mukden), the capital of Liaoning Province in the northern Chinese region of Manchuria.

The joint venture will build 4,000 apartments and shopping centers. They predict $460 million proceeds from the project.

Tshuva decided on entering the Far Eastern real estate market, with an emphasis on China two years ago, through Elad. Elad has been in negotiations with real estate and investment companies on joint projects ever since. In August, Elad Far East and ZEG set up a joint venture to build a residential and commercial project in Jinan for $210 million. The companies expect proceeds of more than $400 million.

חברת הנדל"ן דירקט קפיטל, המנוהלת על ידי אריה ודליה פרשקובסקי ממשיכה להרחיב את פעילותה ברחבי העולם. החברה מדווחת היום על כניסה ראשונה לפעילות בהודו.
דירקט קפיטל חתמה עם חברה הודית גדולה הפועלת בתחומי התעשייה, המסחר והנדל"ן, על הסכם להקמת חברה משותפת. חלקה של דירקט קפיטל בשותפות תעמוד על כ-74%.

הצדדים חתמו על עסקה ראשונה, אשר במסגרתה ירכשו קרקע המשתרעת על כ-28 אלף מ"ר בהידראבד, ליד ניו דלהי. תמורת הקרקע ישלמו הצדדים כ-6 מיליון דולר.
בכוונת דירקט קפיטל ושותפתה להקים על הקרקע פרויקט מגורים, אשר יכלול כ-1,000 יחידות דיור שיתפרסו על פני שטח בנוי כולל של כ-80 אלף מ"ר. היקף ההשקעה המוערך בפרויקט נאמד ב-100 מיליון שקל

היזם אליעזר פישמן, יחד עם חברת הביטוח מגדל, ישקיעו 2 מיליארד דולר בבניית עיר בת 4 מיליון מ"ר בהודו. פישמן ומגדל סיכמו בסוף השבוע עסקה, שלפיה ירכשו מחברה הודית מתחם בן כ-2,400 דונם בעיר ג'איפור, מדרום לבירה דלהי. הן ישלמו 108 מיליון דולר. התוכנית היא לבנות במקום אלפי דירות, בנייני משרדים והיי-טק ומרכזים מסחריים.
