oh ok I saw some shows about it being done in the UK these years when property market went crazy there, I guess some people have been doind it here also buying lots and flats in tel aviv, jlm, etc and now selling them for huge profits but youre right its much harder to do here for ordinary people, morgage taking is very hard. also hard to morgage your property for another morgage like you can do overseas.

I read on the bat yam cholon reshion thread. That someone wanted to buy an apartment in Bat Yam with the hope that as the southern part of the city develops the prices will rise to those of Reshion. I know that there are big development plans for that part of Bat Yam are there any buildings actually built yet and what kind of prices are they getting now

I mean...how does it work exactly... you have to go by simple concepts...

so say you have some credit to take out a loan..what do you do?

buy a house for 160,000 today.
Get it fixed for 60,000 from today to 4-5 months.

have equity value on the house for 220,000 USD
and list the house for 300,000

making you a profit of 80,000?

is that how it works or do people expect say.... instead of 80K, maybe 30,000 and sell it for 250,000?

yes I wrote it. we bought a flat in mitzpe yamim tower in bat yam (maybe we will be neighbors). I think prices will go up by 15-20% each year in this area in the next 2-3 years,
also on tv they showed an estimate that says the same about bat yam, so I think its now the best thing to buy, thats why we buy for 180k and I think we can sell it on 2-3 years for 240-250k, + rent or live in it until then.

I think this project is almost sold out by now.
