| youre right but "location" is what counts anywhere. I think it will change for south bat yam, because its a total new area and it will join north rishon in peoples minds, and all of the image of the city is changing. + frontline sea property is going up and up anywhere. look what happened in yaffo, yarkon street TA - prices doubled. rishon and bat yam are the last places to develop the sea areas, I dont think prices will double but they will go up 50-100k. A ch. 2 report said for 2006-8 bat yam will go up the highest, 20%. that means a 275k apartment will be 340k. once people said neve tzedek was the worst place in tel aviv. houses stood empty nobody wanted them for nothing. now every house is 500k.. so things change very fast.
