האם יזמי הנדל"ן בתל אביב צריכים לחשוש? ועדת המשנה המקומית לתכנון ובנייה החליטה בישיבתה היום להקפיא את התוכניות לבניית מגדל בן 30 קומות בדרום תל אביב. המגדל, אותו מבקשת להקים חברת ניבה, הוא חלק משרשרת של מגדלים הצפויים להיבנות באיזור שכונת נווה צדק. לתוכנית מתנגדים ועדי הפעולה של תושבי האיזור.


מדובר בשטח הנמצא בבעלות חברת ניבה מזה שנים רבות. מאז שנת 2002 מנסה החברה לקדם תוכנית בנייה למגדל מגורים בן 30 קומות במקום, כאשר חלק מהקומות הראשונות במגדל ישמשו כקומות מסחריות. בשנים שעברו מאז 2002, קבעו מוסדות התכנון כי הבנייה על המגרש תתבצע בהיקף של 400 אחוז וכן תתאפשר בנייה של שטחי שירות מתחת לפני האדמה בהיקף של 500 אחוז. בשנת 2007 דנה הוועדה המחוזית בתוכנית המוצעת לבניית המגדל וקבעה כי אישורה יתבצע בכפוף לתוכנית כוללת של כל האיזור.

יחד עם זאת, לא קבעה הוועדה כי קיומה של תוכנית בנייה כוללת לאיזור הינה תנאי מקדים לאישור פרטני של כל תוכנית לבניית מגדל. "מה שלמעשה קבעה הוועדה היום הוא שקיומה של תוכנית כוללת יהיה תנאי לאישור של כל תוכנית פרטנית באיזור זה", אמרה חברת המועצה מיטל להבי, שלקחה חלק בדיון שהתקיים היום בוועדה והצביעה עבור הקפאת תוכנית הבנייה למגדל.
"המסר שאנחנו מבקשים להעביר הוא שדי לנו בתוכניות נקודתיות. אנחנו מבקשים לראות תוכנית כוללת לכל המתחם הזה, שכמו שנראה עכשיו עשוי להיות רווי במגדלים". להבי שיבחה את פועלם של חברי ועד שכונת נווה צדק, אשר החתימו תושבים רבים על עצומה המתנגדת לבניית המגדל

Doctors to build exclusive luxury housing in Tel Aviv

A group of doctors will build an 11-storey building at a Tel Aviv beach.

A group of doctors has bought a 2.5-dunam (half-acre) lot at 18 Hosea Street, near the Tel Aviv Port, for NIS 70 million. The group is headed by Inbal Or, CEO of Or City Real Estate Ltd., who said that the lot was exceptionally rare because the Urban Building Plan (UBP) permitted construction only 150 meters from the shoreline. Sources inform ''Globes'' that buyers include local hospital managers.

The lot has building rights for 3,660 square meters above ground and 2,500 square meters underground. The eleven-storey building will include three floors of 350-square meter lofts with 5.5-meter ceilings. The 11th floor penthouse is intended to be Or's own residence. The project will include a sauna, Jacuzzi, wine cellar, and shops. The developers expect to obtain a building permit within a year and to occupy the premises in three years.

The project has been nicknamed matzitzim (peekers), after the legendary adjacent beach.

Or City earlier organized the group of IAF pilots that, in December 2007, bought a lot in Ramat Gan on which they plan to build a luxury high-rise for themselves.
