| to be generous this area is maybe at 5% of its potential. once the new city will be built to the north it will be the most central area of the city. about 80% of the area is waiting to be developed. I dont know why they are so against towers there but even without it they can build over 1m sqm of new development so its really time to replace the old rundown warehouses.. the area has the river and the sea and parks all around it. whatever residential buildings they allow there will be sold out in days if not hours. I would allow 3-4 highrises at the back area (near the streets) also for apts and hotels. I would not like to se ethe entire area become just one big open shopping mall with a few extra clubs and offices. this will be a waste of the great space. also the "stadium" with all respect for the history has to be replaced and I think the best thing is to build a concert/sport closed arena there bigger than hanger 11 and change hanger 11 into a hotel space.
