תשובה ללא הפסקה: יבנה את מגדל המגורים הגבוה במנהטן שבניו יורק

יצחק תשובה לא עוצר: לאחר שבחודשים האחרונים רכש בית מלון בסינגפור בסכום של 1.1 מיליארד דולר, ומגרש בלאס וגאס ב-1.2 מיליארד דולר שעליו יבנה קומפלקס ענק תחת המותג פלאזה, יבנה איש העסקים הישראלי את מגדל המגורים הגבוה במנהטן, ניו יורק - אשר יעוצב על ידי האדריכל הידוע דניאל ליבסקינד.
המגדל שתשובה יבנה נמצא בשדרות מדיסון, ויהיה במרכזה של גינה גדולה מוקפת בזכוכית. דניאל ליבסקינד הינו הארכיטקט שזכה במכרז לבנייה מחדש של המגדלים שיוקמו בגראונד זירו, במקום שני מגדלי התיאומים שקרסו בהתקפת הטרור של ה-11 לספטמבר 2001.
הבניין החדש של תשובה יתווסף מעל וסביב בניין קיים, נמוך בהרבה, שבו נמצאים כיום המשרדים של בנק קרדיט סוויס, והוא נושא את שם הבנק. הבניין יגיע לגובה של 75 קומות. את הבניין תבנה קבוצת אלעד, שבשליטת תשובה. התוכניות לבניין הוגשו ונמצאות עתה בתהליכים של קבלת אישורים.
תשובה הוכיח בעבר כי ידע היטב לקרוא את מפת שוק המגורים של מנהטן, כאשר רכש את בית המלון פלאזה במחיר שנראה גבוה במונחים של בתי מלון - והצליח לאחר מאבק ממושך להמיר חלק מרכזי ממנו למגורים. את הדירות בפרויקט, שאותן עיצבה בתו, הצליח תשובה למכור במחירי שיא גם במונחים של מנהטן - 10 עד 20 מיליון דולר לדירה.

דומה כי ענקי הנדל"ן הישראלים לא מפסיקים לאמץ את שורות השיר המוכר של ליאונרד כהן "קודם ניקח את מנהטן". אלעד גרופ, שבבעלות יצחק תשובה, מתכוונת להקים בקרוב את מגדל המגורים הגבוה ביותר במנהטן ואחד מהגבוהים בעולם בהשקעה של 450 מיליון דולר.
הפרויקט שייקרא One Madison Aveneu ייבנה מעל הבניין הקיים במקום בן ה-17 קומות. תשובה יקים מגדל בן 74 קומות בגובה של 900 רגל (274 מטר) ובכך יעקוף את מגדל המגורים הגבוה בניו יורק כיום, מגדל ה-trump World (861 רגל, 262 מטר ו-72 קומות).

את מגדל המגורים של תשובה יקדימו רק שני מגדלים חדשים: באוסטרליה, מגדל Q1 הממוקם ב-gold Coast (322.5 או 1,058 רגל מודעה


עד לראש האנטנה עם 80 קומות מגורים) ומגדל אירוקה במלבורן (297.3 מטר, 975 רגל ו-91 קומות מגורים). תשובה יסתפק במקום השלישי העולמי והמגדל הגבוה בחצי הכדור הצפוני. בשדרות מדיסון 1 שוכנים משרדי ההנהלה הגדולים של קרדיט סוויס-פירסט בוסטון, והם השוכרים הכמעט בלעדיים של שטחי המשרדים בבניין מעליו יוקם המגדל של תשובה

Tshuva to build Manhattan’s tallest residential building

Yitzhak Tshuva’s private real estate arm Elad Properties is planning to build Manhattan’s tallest residential skyscraper, which will be one of the tallest buildings in the world. He is apparently taking to heart the words of the Leonard Cohen song, “I’ll Take Manhattan”.
Elad will invest $450 million in the One Madison Avenue building, fronting Madison Square Park and East 23rd Street, adding floors to the 17-story New York City landmark. The result will be a 74-story skyscraper that will by 900 feet (274 meters) tall. The building will top the 72-story 262 meter Trump World Tower. The 283-meter tall 70-storey Trump Building, an office building on Wall Street, will still be higher than Tshuva’s new development however. Only two residential skyscrapers in Australia - the Q1 Tower in Gold Coast, Queensland, and Melbourne’s Eureka Tower - will top One Madison Avenue.
Elad will add 480,000 square feet (44,500 square meters) of residential space to One Madison Avenue. Tshuva has picked Daniel Libeskind to design the building. Libeskind lived for a few years in Israel as a child. He is designing the 1,776-foot Freedom Tower, planned for Ground Zero at the ruins of the World Trade Center, which is due to be completed by 2010.

The revamped One Madison Avenue building will be New York City’s seventh tallest building and between the 70th and 80th tallest building in the world.

Yea I read this article, What do you think, is Tshuva on his way to become really big? He already has made huge investments in Manhattan and soon in Las Vagas.
