| No I haven't been to Bnei Brak yet but I was in Jerusalem on Friday just before the beginning of shabat. I saw lots of men in their Shabat clothes (funny hats). I supose it was the hight of fashion in Poland a few hundred years ago. I also visited a Kibbutz and was very impressed. Nice landscaping and a sense of prosperity many single family homes very suburban. Very unlike the densely populated cities (mostly apartments) I visited as well South Bat Yam lots of development going on there. It looks like western Reshion and south Bat Yam are competing for who will build more high rise buildings. In south Bat Yam there are 7 buildings surrounding a large park in various stages of being built. all will be 20-25 stories tall. Nice area a short walk to a beautiful beach. | |||||||||||

| south bat yam - west rishon, when its finished - will start reaching tel aviv beach prices, theres no reason why not.

| I did check out prices in two projects ONE TOWER and SEA PARK. The Sea Park offering price for a 4 room apartment with 2 baths was 1,520,000 NIS (135 meter apartment bruto). The apartment was on the 15 floor. The One Tower apartment was similar in size and on the 17 floor, it's price was 1.620,000 NIS. Both apartments included underground parking and a storage space. | |||||||||||

| Today I went to the shuk hacarmel (open air market). It's Friday and it was very busy. Next to the shuk there was a handicrafts open market. Lots of beautiful hand crafted items. There were also many street performers. The weather was ideal lots of people out and about. I guess a normal Friday for Tel-Aviv. You see lots of energy everywhere around the shuk. | |||||||||||

| if they are asking ~$400k for a 4 bd apartment that means prices have shot up about 20-25% in the last year alone. sounds very fishy and unreasonable, I would say it should be in the $300k range, even for a 15-17 floor, 350k max. I mean ir yamim in netanya is hardly selling for the prices you mentioned, and its regarded a more luxury and in-demand place.
