DOCKLANDS REDEVELOPMENT
Greater Izmir Municipality has made a replanning for the 550 ha of urban area that has been known as Docklands and pointed it as the "New City Center". The new plans were based on the German architect Jochen Brandi's project which won the International Urban Design Competition in 2002 as well as the other 9 runner-up projects that were also rewarded.
The newly planned area includes 3 main districts which adopt different functions.
1- TURAN District
Turan District includes 2 big lots which could be used to develop huge multi purpose facilities including hotels, residences and shopping malls as well as several small lots along the bayline.
The area that currently includes small residences has been designated for residential and tourism use in order to promote hotels, pensions and other tourism investments.
The 2 big lots that currently belong to Torunlar Suryapı Consortium and Petrol Ofisi are both approximately 40000m2 and can be used to build large integrated tourism facilities with shopping malls in lower storeys and hotels in the upper storeys. These hotels could be designed as towers.
The bayside is designated for trade and recreational use and will include cafes, bars, pubs, restaurants, clubs etc.
2- SALHANE District
The Future Administrative District: Salhane
Salhane has adopted a relatively more important purpose in the new plans. This is because it has been designated as the city's future administrative center and it includes the ancient city of Smyrna where the 5000 year old city was first founded.
The area between the two parallel main roads is going to be the Central Business District while the lots that are close to the ancient ruins of Smyrna and the bayside are designated to be used for tourism and trade investments. Therefore the area will include multi-storey hotels in the fronts and office towers in the inner parts.
25% of the whole 550ha area is left for green areas. Also, the total ground use has been limited to 30% and vertical development is promoted.
Some lots have been left for administrative buildings therefore the district is also designated as the new Administrative Center.
3- DOCKLANDS District
The new plans assign the lots along the main road for trade use. These will include lowrise restaurants, cafes, bars etc. The larger lots between the main road and Alsancak Main Station will be used for trade, tourism and cultural investments (convention centers, theaters etc.) while the eastern part that is closer to the Salhane District will be a part of the Central Business District. The large inner lots will be used for multi-storey investments; however these towers will be company headquarters but will not be used as mixed office towers as in the case of Salhane District.
The more-than-100-year-old gas factory and power plant on the two sides of the main road will create a magnificent entrance to the area. They will be renovated and used for recreational and cultural purposes.
