DOCKLANDS REDEVELOPMENT




Greater Izmir Municipality has made a replanning for the 550 ha of urban area that has been known as Docklands and pointed it as the "New City Center". The new plans were based on the German architect Jochen Brandi's project which won the International Urban Design Competition in 2002 as well as the other 9 runner-up projects that were also rewarded.

The newly planned area includes 3 main districts which adopt different functions.


1- TURAN District

Turan District includes 2 big lots which could be used to develop huge multi purpose facilities including hotels, residences and shopping malls as well as several small lots along the bayline.

The area that currently includes small residences has been designated for residential and tourism use in order to promote hotels, pensions and other tourism investments.
The 2 big lots that currently belong to Torunlar Suryapı Consortium and Petrol Ofisi are both approximately 40000m2 and can be used to build large integrated tourism facilities with shopping malls in lower storeys and hotels in the upper storeys. These hotels could be designed as towers.

The bayside is designated for trade and recreational use and will include cafes, bars, pubs, restaurants, clubs etc.



2- SALHANE District

The Future Administrative District: Salhane

Salhane has adopted a relatively more important purpose in the new plans. This is because it has been designated as the city's future administrative center and it includes the ancient city of Smyrna where the 5000 year old city was first founded.

The area between the two parallel main roads is going to be the Central Business District while the lots that are close to the ancient ruins of Smyrna and the bayside are designated to be used for tourism and trade investments. Therefore the area will include multi-storey hotels in the fronts and office towers in the inner parts.

25% of the whole 550ha area is left for green areas. Also, the total ground use has been limited to 30% and vertical development is promoted.

Some lots have been left for administrative buildings therefore the district is also designated as the new Administrative Center.




3- DOCKLANDS District

The new plans assign the lots along the main road for trade use. These will include lowrise restaurants, cafes, bars etc. The larger lots between the main road and Alsancak Main Station will be used for trade, tourism and cultural investments (convention centers, theaters etc.) while the eastern part that is closer to the Salhane District will be a part of the Central Business District. The large inner lots will be used for multi-storey investments; however these towers will be company headquarters but will not be used as mixed office towers as in the case of Salhane District.

The more-than-100-year-old gas factory and power plant on the two sides of the main road will create a magnificent entrance to the area. They will be renovated and used for recreational and cultural purposes.

İş GYO, which also built Kanyon in Levent, İstanbul is going to use its 18392m2 land in the Docklands for a residence and shopping mall complex. The investment will be $110 million except the price paid for the land itself.
The construction is expected to start in 2008 and finish in two years.

Construction start:April 2008

Torunlar & Suryapı and Hayat Kimya Consortium bought Henkel factory in Turan. At the moment, the factory is being moved and the 44000m2 land will be used for a $ 250 million investment which will include a shopping mall, 400 residences and a marina.

The Eyilik family, who have one of the biggest lots in the Docklands, which is 125,000 m2 are considering to invest in a trade center. A news article stated they were thinking about office towers, probably twins of more than 35F.

B Piyale Factory
Multi-storey Complex with Shopping Mall


Sabancı Holding, which is one of Turkey's biggest companies has 35,000 m2 land in the Docklands. They are planning to build a multi-storey complex which includes Carrefour shopping mall. The Piyale factory on the land is currently being moved and the construction is expected to start soon afterwards.

Tariş probably has the biggest land in Docklands. They want to build a multi-storey complex which includes a convention center and congress halls.

Zorlu Group, which recently bought the Karayolları land in Istanbul for $800 m is determined to make an investment in the Docklands and is especially interested in Tariş's 120,000 m2 land in Kahramanlar(Docklands). A news article states they may build hotel, residence, trade center and/or shopping mall according to the plans. They are in the process of negotiating with several landowners.

Global Holding, which recently bought the port of Izmir with Hong Kong's maritime giant Hutchison Whampoa is said to be interested in Tariş headuarters' 13000m2 land which is next to the port.

Doğan Holding has 40,000 m2 of big land in the Turan district. The land is one of the most valuable as it's on the seaside. Currently, there are Petrol Ofisi facilities on the land.

Other Possible Investments
  1. Turkish architect Tarkan Önal, who is the advisor for British real estate company Cumberland says the British firm is planning more than one investment in Izmir.
    He says they will contribute to the change in Izmir's skyline with a prestigeous project in 2008.
    Cumberland will build a residence and hotel in the Docklands according to the news article.
