This is a great filler for the area. This will go opposite the Approved Roma Street Transit Centre Towers and is 2 metres taller. There should be some good density there in a few years!

Could a mod please correct my spelling in the title from Roam Street to Roma Street. It's driving me insane!

I'm really liking this project. Being code assessable, it won't be long until a decision is made!

Sounds like it got approved going off this and the 'completed' status of the DA:

Plan for 272-room hotel in Roma St
30 April 2007 - The Courier-Mail

PLANS have been unveiled for another Brisbane CBD hotel as steep construction costs hamper the development of more accommodation stock in a city with occupancy rates of around 80 per cent.

Brisbane City Council's urban planning committee will meet tomorrow to consider a development application for a 272-room hotel in Roma St.

Deputy Mayor David Hinchliffe said the proposal, sought by local company Agamemnon Holdings, would see the building retain its historic facade.

"Brisbane needs more short-term hotel accommodation and this development would help to fill this important need," he said.

The proposal comes as research by Jones Lang LaSalle Hotels reveals the number of rooms under construction is at its lowest level in five years.

Its Asia Pacific chief executive officer David Gibson said Brisbane room rates had increased as high as the last peak but still were behind the rapid growth in construction costs.

But he said there had been a big increase in developers looking at feasibility for hotels.

"Developers are again sizing up opportunities," Mr Gibson said.

Rates in Australia represent good value for money compared with the UK market.

Tourism and Transport Forum managing director Christopher Brown said recent Australian Bureau of Statistics figures showed the average room rate for a hotel was $147.20 in Australia during 2006, compared with a UK average of $236.

"There's no way that your average UK hotel is worth $100 more than a hotel in Australia," Mr Brown said. He said room rates rose by 5.8 per cent and the trend was likely to continue while stock growth was slow.

In June, developer Anthony Johns will open his boutique hotel Emporium in the Fortitude Valley precinct.

Emporium Hotel will include 106 studio suites, 42 will be King Spa Suites. It will also include a lap pool, sauna and gym.
