| i just dropped by the site yesterday, that is going to be a very very very slim tower. I dont think the pictures really give a sense of how small the actual site is ... | |||||||||||

| From one of my planning assignments: ![]() The density ratio for Meriton's new sucker is just amazing... 2,272 (Compared to this springfield block of houses ~16X the size of Herschel St with a net density of just 19). <- hence why we need to ban new greenfield expansion like springfield. HIGH-rise king Harry Triguboff, confident that the Brisbane and Gold Coast apartment markets are heading for a price surge, is to step up his quest for new development sites and hasten the launch of two major projects. The veteran developer is putting sites in the Brisbane CBD and central Gold Coast 'under the microscope'. He says he will bring forward the launch of a 77-level Brisbane tower, Infinity, by several months to the middle of 2010. He has a similar timeframe for the launch of the final, and premier, stage of his $1 billion Brighton on Broadwater project on the Gold Coast. The stage, Coral, will consist of a 40-storey tower with shops at its base. Mr Triguboff, earlier this year rated Australia's third-richest person with a $3.66 billion fortune, says his optimism over price growth is based partly on surging prices in the Sydney apartment market. "That's because apartment supply levels in Brisbane and the Gold Coast are falling and, with the credit squeeze forcing many projects to be shelved or deferred, supply will get even tighter. "That means rents will go up, with rent pressures being further increased by strong migration to south-east Queensland." "Admittedly interest rates are on the rise but it will be some time before they reach levels that will put a brake on the market." Mr Triguboff, who has been building apartments in Sydney for nearly 50 years, has constructed more than a dozen apartment towers on the Gold Coast since the early 1980s. He ventured into the Brisbane market in 2007 when he acquired a site on the corner of Adelaide and Boundary streets in a move he described as 'the opening of a third development front'. Construction of Soleil, a 74-level tower which will be Brisbane's tallest apartment building, is under way on the site and due for completion by late 2011. Meriton has sold 82 one, two and three-bedroom apartments in Soleil, where prices start at $310,000 and peak at $900,000. New project, Infinity, is a 77-level tower on a $25 million Herschel Street site and will include 209 apartments, 422 serviced apartments, and office and retail space. Mr Triguboff says he is looking closely at a third Brisbane development site -- one on which another major developer has shelved plans for a sizeable project. On the Gold Coast, Meriton is in the throes of completing the fifth stage of Brighton on Broadwater -- the former Sundale shopping centre site at Southport. Ninety apartments have sold in the 216-unit Portia, where views take in the Nerang River and Surfers Paradise skyline. "Portia is benefiting from a major return by investors, who are looking to capitalise on rising rents and can see that there has already been capital gain for off-the-plan buyers," says Mr Triguboff. Brighton's sixth stage, Regatta, will consist of three buildings -- one of five levels, another of six and the third of 10 levels. Meriton, which has yet to set prices, will launch Regatta early in 2010. Mr Triguboff says the seventh and final stage of Brighton, the 450-apartment Coral, will tie the whole project together.
