| Bit of a switch with this one, which is good: Green light for two-tower design 27 April 2007 - The Courier-Mail 'Allowing more commercial space will improve the activity mix in the precinct' SOUTH Bank Corporation has approved a double-tower design for stage two of the much-hyped SW1 office development. The decision comes four months after scrapping plans to develop the site into a mixture of apartments and office space. A major part of the development's residential component was sacrificed to capitalise on the central business district's record low vacancy rate. The original plans for the eight-storey development were reworked to include 22,779sq m of floor space, ground level retail and two basement level car parks. The development will contain 95 apartments. South Bank chief executive officer Malcolm Snow hoped the extra office space would enhance the iconic tourist strip during business hours. "Allowing more commercial space will improve the activity mix in the precinct and ensure better connectivity and pedestrian circulation," Mr Snow said. "SW1 has provided an innovative extension to South Bank and a strong link to Melbourne Street and I expect this further stage of the development will improve on that success." Mr Snow said the impressive new design would also help to revitalise the pedestrian spine from Russell to Melbourne streets. The proposal also features plans for rainwater storage, waste management and an energy efficient design. South Bank Corporation in January flagged plans to amend the second stage of the SW1 development. The development had approval for two, five-storey residential buildings, but joint venture partners Austcorp and Property Solutions supported a change-of-use proposal to create more commercial space. Stage two will be built on a 1.8ha site bounded by Melbourne, Cordelia, Russell and Merivale streets. The first stage of SW1 was completed last June. The Development Application will now go before Brisbane City Council for consideration. Construction is due to begin next month. The project is expected to be finished late next year. | |||||||||||

| I love the look of these...good for the area, and it will allow a transition of height from Grey Street to West End Central.
