The existing podium volume is retained in the proposed development. The first five levels of office form a strong base to the tower matching the retained car park and offices in height. The New Tower will be to PCA Grade A standard and comply with requirements for 4.5* AGBR rating. DA has been lodged and is scheduled to be available in September 2006. Views of the tower are framed by existing buildings, most significantly by the existing Suncorp Plaza Tower and the tower at 160 Anne Street and its striking elevation is clearly seen from King George Square and The Queen Street Mall. There are similarly striking views along Turbot Street in both directions. The elevational treatment of the tower responds to these conditions. The podium structure is clad in a combination of grey tinted and colour backed spandrel glass with some retained granite cladding at the ground level. Closely spaced horizontal aluminium sunscreens run the full length of the podium, only interrupted at the main entry to the tower. The tower is capped by an angular roof form that interacts with the geometry of the tower below, cutting back on the north western face to receive the coloured marker blade from below and to cast shadows on to the face of the tower. The south eastern face of the tower is raked back to prevent over shadowing of King George Square but extends over the floor plate below to cast shadows and define the roof of the tower. Construction of the New Tower (which will commence with the demolition of the Theatre in November 2006), is scheduled for completion in January 2009. | Well it's an improvement, but they've obviously gone for the cheapest option available. A combination of an aluminium and glass re-clad would have been a bit more striking. At least it's much much better than what it was, and with the new glass tower on Turbot there to break up the repetitive nature of this one, it's better than a kick in the balls. How good will that pic look once the new king goerge square is finished, and 275 George is complete! | |||||||||||
