Brisbane's new billion dollar address Shannon Molloy | August 14, 2007 | link It might be little more than a hole in the ground now, but the massive 17ha development site on Breakfast Creek Road at Newstead will eventually become a prestigious commercial and residential estate. Touted as a future "suburb within a suburb", Newstead Riverpark is one of the Brisbane City Council's largest Urban Renewal projects. Details vary between Council documents and industry news, with the number of planned residential dwellings said to be between 600 and 1100. The development is also tipped to include 4ha of public parklands, a lake, pedestrian access to the Brisbane River and the eventual extension of the Council's floating RiverWalk from New Farm. Completion is still at least eight years away, with remediation works on the site only just nearing completion. Because of the site's long industrial history, a number of contamination issues had to be tackled before further work could take place. Thiess Services was awarded the contract for the remediation process, and in a case study said the site required a comprehensive environmental monitoring and control program. "The resulting contamination (because of the site's industrial history) to soil and groundwater, mainly with PAHs and TPHs/BTEXs, necessitates treatment and/or disposal of affected materials prior to redevelopment," the case study said. Property developer Mirvac controls around two-thirds of the site, with property sources valuing the project at somewhere between $500 million and $1 billion. The company's Queensland Development CEO Chris Freeman said Newstead Riverpark will eventually become the city's premier mixed-use community. It's still early days for the development, and Mirvac was unwilling to give concrete details on inclusions, but Council urban renewal documents provide a small insight into the site's future. One document, outlining urban renewal projects along the Brisbane River, said the site's heritage-listed gasometer frame will become a pedestrian plaza and include interpretative signage. "Newstead Riverpark will see the creation of a unique inner-city suburb offering a full range of residential, employment, leisure and retail opportunities," the document says. Mr Freeman said the development would capitalise on its prime location and proximity to the CBD, Brisbane River and existing transport infrastructure. "A lot of the fine detail is still being worked on at this point," he said. He said the development would incorporate a "cohesive mix" of residential apartments, office space, convenience and lifestyle retail, while offering "significant" parkland and community space. Works on the site will begin when the Council has given its overall approval of the masterplan, he said. The project is tipped for completion between 2015 and 2020. Site's history * Brisbane Gas Company began operation on the site in 1885. All Rights Reserved FKP has received a development approval from the Brisbane City Council for its first building at Newstead Riverpark -- an office tower to house Energex. The office building will form part of FKP's Gasworks at Newstead development. The approval comes amid speculation that FKP is close to pre-selling the building. FKP would also like to develop a residential tower of up to 32 storeys on its portion of the site. FKP residential developments project director Peter Rossi said the group had in conjunction with Urban Renewal, Mirvac and Watpac held community consultation on a revised masterplan for the Newstead RiverPark development area. He said originally proposals were for heights of between 25 and 30 storeys in the precinct, but a revised draft masterplan with a proposal for 32 storeys had been devised. ``Most of it (reaction at the community consultation) was quite positive,'' he said. ``There was certainly some comment on the heights and density.'' Mr Rossi said that overall, people responded well to the larger amount of public open space, which had been increased by about 50 per cent in the latest draft masterplan. In the meantime, FKP has made a number of other strategic acquisitions including four properties on Longland St. He said the group was keen to start on the Energex building and was awaiting final sign-off on the remediation of the site. | |||||||||||
