THE $75 million Solarus apartment project is on the rise in Palmer St.

Sydney developer Glen Alpine has begun the first concrete pour for the basement floor of the 12-level, 73-apartment building.

Foundation works have also started on an adjoining $40 million, 11-level, 40-unit tower project on McIlwraith Street, called Allure, also being developed by Glen Alpine. Work is hoped to start soon on a proposed 102-berth marina on Ross Creek.

Glen Alpine Queensland manager Lee Bermingham said the concrete pour marked the start of construction of
the luxury unit project including ground floor restaurant and hotel facilities. He said the work was proceeding ahead of schedule for completion before Christmas next year.

"We are very confident in the project and the economy of Townsville," Mr Bermingham said.

"The sales so far show there is a good market here."

Glen Alpine sales and marketing manager Peter Shield said the group had secured sales on 37 apartments in Solarus worth a total of about $35 million.

Prices ranged from about $650,000 for a two-bedroom apartment and from $750,000 for a three-bedroom apartment. The top price recorded so far was $1.69 million for a sub-penthouse. Two penthouses on the top floor were expected to attract significantly more than that, Mr Shield said.

Most of the buyers indicated they intended to be owner occupiers.

Glen Alpine construction manager Blake Cannavo said demolition of the former Crown Hotel property and excavation had gone smoothly. About 60 people were working on the site at present, a number which was expected to grow to 250 to 300 people as the job progressed. Mr Cannavo said the group would endeavour to source as many tradespeople as possible from the Townsville area.

However, it was likely some tradespeople, such as tilers and gyprock workers, would have to be sourced from southern centres.

"There are a few trades that you have difficulty finding throughout Queensland so you have no choice but to go down south to source them," he said.

The site will add another tower crane to the city's skyline shortly. A 750 Favco crane with 44m boom was expected to be erected in the next five weeks. Mr Cannavo said the company would complete the structural work on Solarus and move straight on to the Allure building.

Mr Bermingham said approval for the 102-berth marina was expected in the next few weeks.

The marina would have its own body corporate and berths would be sold separately from the residential projects although he expected unit buyers to also seek marina berths.

Well what can you say really its quite amazing how many developments are being approved in Townsville with talks off a 35 storys highrise being planned for the CBD!

This buety is under construction, Tower crane I believe hammerhead is to be errected next or this month

I was wrongs its a Favco, crane was errected last week
